Access Control Maintenance

With access control systems, regular servicing and maintenance can ensure that minor faults picked up during these inspections, are corrected before they cause serious problems for you as the building manager. 

We hold a lot of stock for most systems and regularly update this as and when our stores go down; ensuring that your repairs will be done in a timely manner. 

Fire alarm maintenance

Servicing of fire detection and alarm system should be carried out at a minimum of six monthly intervals. This is recommended in the British standard code of practice (BS 5839). On each service visit the following work should be carried out:

  1. Inspection of the log book entries since the last visit.
  2. Contact site manager on arrival
  3. Isolate brigade / central station link – if applicable.
  4. Isolate sounders on client’s instructions only.
  5. Isolate all output shutdown relays – as applicable including any extinguishant trigger.
  6. Isolate any links, which interlink to other systems i.e. building management alarms.
  7. Inspect and test the batteries for correct voltage and standby capacity and charge, batteries will be replaced at the end of the manufacturers specified shelf life in accordance with BS 5839 Part 1, 2017.
  8. Test the operation of the indicator panel, replace lamps where necessary. Clean panel front.
  9. Test and clean 50% of all smoke detectors, where less than 10 test 100% each visit.
  10. Visually inspect heat detectors for damage or other conditions such as a heavy coat of paint likely to impair their correct operation. Routine tests of operation of heat detectors should be carried out to confirm their correct operation. Wipe clean all devices.
  11. Inspect and test 50% of all manual call points, where less than 10 test 100% each visit.
  12. Check, where applicable, door release units for correct operation.
  13. Check, where applicable, any extension indicator lights.
  14. Test the external audible alarm where fitted to the system and test all other connected alarms.
  15. Inspect all panel termination and printed circuit boards for condition.
  16. Test at least once a year (with clients authority) all outputs and extinguishant actuator (electro/mechanical type only)
  17. If applicable, test the connection to the fire brigade and the correct operation of the receiving panel.
  18. Enter details of the service into site log book.
  19. Carry out inspection of all areas of premises, furnishings and equipment therein and highlight recommendations to maintain / improve efficiency of the system.
  20. Reinstate any disablements on the system.
  21. Leave with site manager after each service a test report as required under the British standard code of practice. If faults have been noted, enter on certificate.
  22. If taking over an existing system we would do a 100 % test and Provide you with a maintenance takeover report as required by BS5839 .
